How big is the 2 Bedroom ADU?
It's our largest model: 640 sq ft inside with two private bedrooms, an open kitchen, living and dining area, a full bathroom and a separate laundry room — plus a 128 sq ft covered deck. Outside it measures 32’ × 24’.
Who is the 2 Bedroom ADU for?
Small and growing families, parents aging in place next to their kids, and long-term renters who need a real second bedroom or a home office.
What's the difference from the 1 Bedroom ADU?
The 1 Bedroom ADU is 480 sq ft with one bedroom and a 96 sq ft deck. The 2 Bedroom ADU adds 160 sq ft, a second bedroom and a larger 128 sq ft deck.
How much does it cost?
The 2 Bedroom ADU is $271,900 all in. That includes the foundation, permits, delivery, the crane, utility hook-ups and final inspection. Launch pricing (30% off our published home prices) runs through December 31, 2026.
How long does it take?
Four to six months from signing to keys. Your permit is under review while we're already building the home in our factory.
Can I rent it out?
Yes. Estimated rent for a unit this size is about $2,600 – $3,600 a month, based on HUD Fair Market Rents for major California metros. Actual rent depends on location and finishes.
Are there city or school fees?
California waives impact fees for ADUs under 750 sq ft, so there are none on this model. School districts may charge fees on ADUs over 500 sq ft — we check your district during the free property assessment.
Is it solar-ready, and is there a warranty?
Yes. It's all-electric with ENERGY STAR appliances and comes with a mounting frame designed for a solar array. Every home has a 2-year limited warranty against defects in materials and workmanship.
