Every Bay Modular home is built and inspected in our Lathrop factory, and we stand behind it. If a main part of your home has a defect in materials or workmanship, we fix it at our cost.

Our limited warranty covers the parts of your home that we build and install.
Covered
- Defects in materials on the main parts of your home
- Defects in workmanship: how those parts were built and installed
- Repair of a covered defect by our own service team
- Replacement parts, labor and travel for covered repairs
- An appropriate replacement if a part is no longer made
Not covered
- Damage from abuse, misuse or accidents
- Changes or alterations made to the home after delivery
- Normal wear and tear
- Cuts, scratches and damage from impacts
- Repairs done by others without our approval

Send a copy of your original purchase receipt. It’s your proof of purchase and start date.

Our team examines the issue and confirms whether it’s covered under the limited warranty.

We repair it
If it’s covered, our own service team repairs it. Parts, labor and travel are on us.

How long is the Bay Modular warranty?
Two years. Every home comes with a 2-year limited warranty against defects in materials and workmanship on all main parts.
When does the warranty start?
On your date of purchase. Keep your original purchase receipt. It’s required as proof of purchase for any claim.
What does the warranty cover?
Defects in materials and workmanship on the main parts of your home that we build and install. If a defect is covered, we repair it and pay for parts, labor and our crew’s travel.
What isn’t covered?
Damage from abuse, misuse, accidents or impacts; alterations made after delivery; normal wear and tear; cuts and scratches; and repairs done by others without our approval.
How do I make a claim?
Call (209) 214-6845 or email concierge@baymodular.com with photos of the issue and a copy of your purchase receipt. We’ll inspect it and, if it’s covered, repair it.
What about appliances and fixtures?
Appliances and fixtures may also carry their own manufacturer warranties. Ask us and we’ll point you to the right one.
