Can I build in LA?

Most LA lots with a house can add an ADU

California law sets the floor; the City of LA adds a few local rules. Here is what matters for most homeowners:

Size

Up to 800 sq ft is guaranteed by state law, even in historic (HPOZ) districts. Larger is often possible.

Setbacks & height

Side and rear setbacks of 4 ft max; a detached ADU can be at least 16 ft tall.

Parking

None required near transit or in historic districts — and a garage you replace doesn't need replacing.

Fire zones & hillsides

LA's own ADU rules restrict some lots that are in both a Very High Fire Hazard Zone and a Hillside Area — but ADUs allowed under state law can still be built there. We check which path fits your lot.

Coastal zone

Near the coast you'll also need a coastal permit. We tell you up front.

Rebuilding after the 2025 fires

LA's Emergency Executive Order 1 fast-tracks ADUs on lots where the home was destroyed — before, with or after rebuilding the main house.

Based on LA City Planning ZA Memo 143 (rev. Aug 2025), LAMC 12.22 A.33, LADBS bulletin P/BC 2026-150, Mayor's Emergency Executive Orders (listed Oct 2026) and the HCD ADU Handbook (2026). Not legal advice — rules depend on your exact lot. More in our Los Angeles ADU guide.

New in 2027: under AB 956 (Chapter 791, Statutes of 2026), from January 1, 2027 state law lets you build two detached ADUs on a lot with a single-family home, and HOA rules can’t block an ADU on a lot zoned to allow one.

Renting in LA

Renting out an ADU in Los Angeles

$2,778/mo

average asking rent for all homes in the City of LA — up 24% since 2021. Small, new, private units with their own entrance and laundry are easy to rent.

Zillow Observed Rent Index, City of Los Angeles, Aug 2026 ADU for rental income
Long-term rentals only

LA's Home-Sharing rules allow stays of 30 days or less only in the host's own home, so plan on long-term tenants for an ADU.

New ADUs aren't rent-controlled (RSO)

LA's Rent Stabilization Ordinance covers units built before Oct 1978. A new detached ADU generally isn't covered — but adding one can bring an older main house under RSO.

Just-cause rules still apply

LA's Just Cause Ordinance covers most rentals not under RSO, including newer units, after a tenant's first 6 months or lease term.

Can I build an ADU on my lot in Los Angeles?

Most LA lots with a single-family home can add at least one ADU. State law guarantees at least an 800 sq ft ADU with 4-foot side and rear setbacks. Fire-zone, hillside and coastal lots have extra rules — we check your address for free.

How much does an ADU cost in Los Angeles?

Our all-in prices are the same as anywhere in California: from $124,900 for a Small Studio to $271,900 for a 2 Bedroom ADU, with launch pricing through December 31, 2026. ADUs up to 500 sq ft pay no LAUSD school fee and ADUs under 750 sq ft pay no city impact fees.

How long does an ADU permit take in LA?

State law requires the City of LA to approve or deny a complete ADU application within 60 days. Our ADU is built in the factory at the same time, so most projects take 4–6 months from signing to keys.

Do I need parking for an ADU in Los Angeles?

Often no. No parking is required within half a mile of public transit or in historic districts, and you don't have to replace a garage you convert or demolish.

Can I rent my LA ADU on Airbnb?

Generally not. LA's Home-Sharing rules only allow stays of 30 days or less in the host's primary residence, so ADUs are rented long-term.

Is a new ADU in LA under rent control?

A new detached ADU is generally not covered by LA's Rent Stabilization Ordinance, which applies to units built before October 1978. LA's Just Cause Ordinance can still apply after a tenant's first 6 months.

Can I add an ADU while rebuilding after the 2025 fires?

Yes. LA's Emergency Executive Order 1 fast-tracks ADUs on lots where the home was destroyed, before, with or after the main house is rebuilt. Check the current status of the order for your project.
