Permits

Your project manager takes the plans through plan check and your city’s permits. Our plans are HCD-approved, so the home itself skips local plan check. The city reviews only the foundation and utility hook-ups.

Factory build & site prep

While your permit is in review, we build your home in our Lathrop factory. Once the permit is issued, we pour the foundation and run the utilities on your lot.

Your home arrives in modules. A crane sets them on the foundation in a day. We fasten them, connect water, sewer and power, and finish the site work.

How long does the whole process take?

Four to six months from signing to keys for most projects. Your home is built in our factory while the city reviews your permit, which is why it’s faster than the 12–18 months a typical on-site build takes. We’ll give you your city’s real timeline before you sign.

What does the free lot check include?

We use your address, aerial maps and the title report to check which ADU sizes fit, how we’ll get the home and the crane in, and which local rules apply. It takes about three days and costs nothing.

Do I need my own architect or contractor?

No. Design, engineering, permits, the factory build, site prep, delivery, utility hook-ups and the final inspection are all handled by our team under one contract.

Will the price change after I sign?

No. You get one all-in price, fixed in writing before you sign. It covers the home, the finishes you pick from our included options, permits, the foundation, delivery, the crane and the hook-ups.

What do I need to do on installation day?

Make sure the delivery path is clear and that you or someone you trust is reachable. The crane sets the modules in a day, and we finish connecting everything over about a week.
