Family close by, rent that helps with the mortgage, and more home on land you already own, plus the honest trade-offs, with 2026 numbers.
The short answer
Three reasons still hold up in 2026: an ADU keeps family close without sharing a kitchen, it can earn rent (HUD puts a one-bedroom at $2,778 a month in San Jose), and it adds a second home to land you already own, with property tax only on the new part. The trade-offs are real: $125K–$270K all in, and landlord duties if you rent.

Most people don't start with a spreadsheet. They start with a phone call: Mom can't do the stairs anymore. The kid is moving home after college. Or the mortgage feels heavier every month, and that empty corner of the backyard starts to look like an answer.
California homeowners are acting on it. Cities and counties permitted 30,354 ADUs in 2024, more than one in four new homes in the state, according to the state's housing department (HCD). Here are the three reasons that still hold up in 2026, with current numbers and the honest downsides.
Reason 1: Can an ADU help you house family?
Yes. For many families it's where the idea starts. An ADU gives a parent or an adult child their own front door, kitchen, and bath, a few steps from yours.
An accessory dwelling unit (ADU) is a complete, independent home on the same lot as a house. The state's ADU handbook says it plainly:
"ADUs give homeowners the flexibility to share independent living areas with family members and others, allowing older adults to age in place."
— California Department of Housing and Community Development, ADU Handbook (March 2026)
In AARP's 2024 Home and Community Preferences survey, 75% of adults 50 and older said they want to stay in their current home as long as possible, and one in four older homeowners said they'd consider building an ADU to give a loved one a place to live or receive care.
Plenty of California families already live this way. The Census Bureau counted 816,205 multigenerational households in California in 2024, about one in 17 households statewide (American Community Survey, 1-year estimates).
Pro tip
Building for a parent? Plan for the next 20 years. Ask for a walk-in shower, wide doorways, and an easy path from the driveway at the design stage, not after move-in.
Reason 2: How much rent can an ADU bring in?
In the Bay Area, Los Angeles, and San Diego, HUD's 2027 Fair Market Rents put a studio or one-bedroom at about $2,100 to $3,000 a month. Your actual rent depends on your street, the unit, and who pays utilities.
| Area (counties) | Studio | 1 bedroom |
|---|---|---|
| San Francisco, Marin, San Mateo | $2,574 | $3,003 |
| Santa Clara (San Jose) | $2,458 | $2,778 |
| Los Angeles | $2,151 | $2,402 |
| San Diego | $2,192 | $2,335 |
| Alameda, Contra Costa (Oakland) | $2,088 | $2,290 |
| Sacramento, Placer, El Dorado | $1,742 | $1,793 |
| San Joaquin (Stockton) | $1,525 | $1,628 |
HUD FY 2027 Fair Market Rents, effective October 1, 2026. HUD's estimate of the 40th-percentile gross rent (rent plus utilities) paid by recent movers into modest, standard-quality units. Not ADU-specific.
At HUD's Santa Clara County figure, a one-bedroom brings in about $33,300 a year in gross rent (our math: $2,778 × 12). Property tax, insurance, upkeep, empty months, and any loan payment come out of that.
Two rules work in your favor. Your city can't require you to live on the property to rent out an ADU (Gov. Code § 66315). And FHA, Fannie Mae, and Freddie Mac now let lenders count ADU rental income when you qualify for a loan, according to HCD's handbook.
Watch out
Planning on Airbnb? State law lets your city require ADU rentals to run longer than 30 days, and some do. Check your city's rules before you count on nightly rates.

Reason 3: Is an ADU a smart use of land you already own?
Usually, yes. You've already paid for the land. An ADU adds a second home without a second lot, and your existing house isn't reassessed.
Under State Board of Equalization rules, the assessor adds the value of what you built, and "the value of the existing property is not affected." So your main house keeps its current assessed value. Your county assessor sets the exact amount for the ADU.
And the use can change with your life: a home office now, a rental later, a place for a parent after that.
What about home value?
You'll see big percentages online for how much an ADU raises a home's value. We couldn't find a current, credible study that backs a statewide number, so we won't quote one. An appraiser or your lender can tell you what an ADU adds in your neighborhood.
One limit to know: by default, you can't sell the ADU separately from the house. A city can allow it as a condominium only if it adopts a local ordinance under Gov. Code § 66342.

Why is 2026 a better year to build than 2020?
State law has kept clearing roadblocks since 2020. A missed 60-day deadline now means automatic approval, owner-occupancy rules are gone, and every city must offer pre-approved plans.

Civil Code § 714.3, § 4751Every city had to set up a pre-approved ADU plan program by January 1, 2025
Gov. Code § 65852.27ADU permits grew from 1,336 in 2016 to 30,354 in 2024, HCD reports. In cities' 2025 Annual Progress Reports, we counted 32,359 ADU permits and 22,698 completed ADUs, a preliminary tally of HCD's open data.
What are the downsides of building an ADU?
Three: the cost, the time before move-in, and, if you rent, the work of being a landlord. Weigh them now, not halfway through.

Frequently asked questions
Is building an ADU worth it in California?
It can be, if you have a clear use: family, rental income, or both. Compare the all-in cost with local rents or with what you'd spend on housing a relative elsewhere. A free lot assessment and our ROI calculator help you check the math.
Do I have to live on the property to rent out my ADU?
No. California law bars cities from requiring owner-occupancy for an ADU (Gov. Code § 66315). Junior ADUs (JADUs) are different: if a JADU shares a bathroom with the main house, the owner must live there.
Will an ADU raise my property taxes?
Yes, but only on the value the ADU adds. Under State Board of Equalization rules, your existing home isn't reassessed. Your county assessor sets the exact amount.
Can I rent my ADU on Airbnb?
Maybe. State law lets cities require ADU rentals to be longer than 30 days, and some do. Check your city's short-term rental rules first.
Can I sell the ADU separately later?
Usually not. An ADU is sold together with the house unless your city has adopted a condominium ordinance under Gov. Code § 66342.
